The ground, in a few words
Two paths for one river property: recreational ground to enjoy, and a permanently protected ecosystem to carry forward.
River Hill encompassed approximately 2,000 acres adjoining the Tombigbee River. From upland hills to secluded bottoms, sloughs and cypress habitat, the land had a range of settings that called for more than one approach.
Approximately 1,000 acres were developed and sold as recreational properties, with protective covenants to support their long-term character.
The remaining approximately 1,000 acres were placed under a permanent conservation easement to protect the ecosystem. That holding was later sold to a family committed to ongoing timber, recreational and conservation uses.
River Hill demonstrates how development and conservation can have distinct roles within the same project: creating places to use while protecting the systems that make the land special.
