The ground, in a few words
From approximately 900 acres of raw timberland to recreational properties and a 450-acre family retreat, developed and sold around a 20-acre lake.
When one interested buyer first stood on the hill, the reaction was simple: “all I see is pine trees.” At that point, Night’s Hill was part of an approximately 900-acre tract. The view told one story. The land had room for another.
The property did not need one answer for every acre. One portion was divided into several recreational properties, with roads, trails, wildlife openings and habitat improvements. Approximately 450 acres were retained for a different purpose: a premier family and recreational retreat.
A roughly 20-acre bass and bream lake became the centerpiece, supported by internal roads, trails and a creek bridge. Today, the view from the hill opens through the pines to the water. Down at the shoreline, a covered dock makes that change tangible — not simply a different landscape, but a place to spend time together.
The retained property was ultimately sold as a family recreational retreat for hunting, fishing and gatherings. That is the story of Night’s Hill: understanding what a large tract could become, knowing which pieces could stand on their own, and shaping the remaining ground around the way a family would actually use it. The trees were the starting point, not the whole picture.
Before & after
“all I see is pine trees”
An interested buyer, standing on the hill before development.
Same hill. A different horizon.
The potential was there before the water was. The view tells the rest.

BeforeAfterThe view from the hill, before and after. Pine forest gave way to a lake-centered family and recreational property.

The story behind the work
The situation
An approximately 900-acre tract with a view dominated by pine trees — and the potential for more than one kind of property.
Our approach
Divide, develop and sell recreational properties; develop approximately 450 retained acres with a 20-acre bass/bream lake, roads, trails and a creek bridge.
The outcome
Recreational properties with their own next chapters, and a premier 450-acre family retreat ultimately sold for hunting, fishing and gatherings.
