The ground, in a few words

Three mini farms from one wooded property, with natural features guiding the plan rather than being cleared out of the way.

Large acreage is not a prerequisite for thoughtful land development. In Jackson County, an approximately 36-acre wooded property became three mini farms, with natural features and creek frontage guiding the layout.

Homesite openings, trails, highway access and utility points gave the properties practical starting points while preserving their wooded setting. The work focused on making each mini farm usable without losing what made the original tract appealing.

Two mini farms were sold — Owl Crossing, 12.6 acres on gated paved frontage in Cottondale, and West Pines, 13.1± acres with direct frontage on FL Highway 90. The third was retained as a long-term investment.

The project is a small-scale example of the mini-farm model: a manageable holding, purposeful improvements and more than one ownership outcome.
