The ground, in a few words
A creek-side timber holding with two lasting outcomes: smaller recreational properties and a protected core still under active ownership.
Half Chance began with approximately 1,000 acres of timberland along Chickasaw Bogue Creek, with rolling uplands and mature hardwoods. Its future combined recreational development with a deliberate decision to retain and protect part of the land.
Approximately 500 acres were improved with lakes, roads, trails and camp upgrades. That ground was sold in tracts ranging from 50 to 200 acres, creating recreational properties at several scales.
The remaining approximately 500 acres were enhanced with fields and trails and placed under a permanent conservation easement protecting against mineral extraction. The owners continue to retain and manage this land.
The outcome is not a single sale. It is a combination of properties passed to new owners and a retained holding whose long-term protection remains central to the project.
