The ground
Wooded, sloping, and ready for site preparation.
The portfolio ground is continuous mature forest — pines and hardwoods — on gently sloping terrain behind paved street frontage on all four streets. That is what makes the lots private and inexpensive to acquire, and it is also why clearing, grading, driveways and utility runs need to be priced into any development plan.
Lot 6 is the one offering with a known limitation: it did not perc and has no septic permit, so it cannot be developed as a residential homesite on a standard septic system. Every other offering has a septic permit reported in hand.
05
Utilities & site preparation
Public water at the street, power available, septic permits reported.
- WaterPublic water available at the street. Confirm meter availability, service location, connection requirements and current fees with the City of Tuscaloosa.
- PowerAvailable in the area. Confirm the serving provider and service requirements for the specific lot.
- SewerNot represented as available. Septic permits are reported in hand — see the septic line below.
- SepticSeptic permits are reported in hand for every offering except Lot 6, which did not perc and has no septic permit.
- Site preparationThe ground is wooded and sloping throughout the subdivision. Clearing, grading, driveway and utility runs should be priced before you commit.
06
Recorded covenants
Woodmont No. 1 is governed by deed restrictions, amended twice.
The original Restrictive Covenants for Woodmont No. 1 were imposed by the owners of all lots by instrument dated June 24, 1964 and recorded in Deed Book 498, Page 631 in the Tuscaloosa County Probate Office. The subdivision plat is recorded in Plat Book 10, Page 14. The covenants run with the land and apply to a lot unless a later recorded amendment releases that specific lot.
First Amendment — Deed Book 584, Page 479
Executed in August 1970, this amendment deleted and replaced paragraph 2 of the original covenants, "Dwelling Requirements". As amended: no dwelling costing less than $10,000 may be placed on any lot, and the ground floor area of the main structure — exclusive of one-story open porches and garages — may not be less than 950 square feet for a one-story structure, or less than 850 square feet on the ground floor for a structure of more than one story.
Second Amendment — Deed Book 2026, Page 12978
Recorded May 29, 2026 by a majority of owners (25 of the 38 lots in Woodmont No. 1), this amendment permanently deleted only Lots 14 and 15 from the covenants and released those two parcels from all of the covenants' terms, restrictions and requirements. No other lot was released — the offerings presented here remain subject to the covenants.
Order a current title report on the specific lot before designing or bidding. Zoning is reported as SFR-1 Single-Family Residential and should be confirmed with the City of Tuscaloosa; where city zoning and private covenants differ, the more restrictive standard normally controls.
