The ground, in a few words
An 800-acre pine tract. A new chapter for smaller mini farms. And 500 acres sold and developed into a family retreat around a 20-acre lake.
When one interested buyer first stood on the hill, the reaction was simple: “all I see is pine trees.” At that point, Knight’s Hill was part of an 800-acre tract. The view told one story. The land had room for another.
The property did not need one answer for every acre. Smaller mini farms were split off, sold, and developed, giving those pieces their own next chapter. The remaining 500 acres stayed together, with a different purpose: a premier family and recreational property.
A 20-acre lake became the centerpiece. Today, the view from the hill opens through the pines to the water. Down at the shoreline, a covered dock makes that change tangible — not simply a different landscape, but a place to spend time together.
That is the story of Knight’s Hill: understanding what a large tract could become, knowing which pieces could stand on their own, and shaping the remaining ground around the way a family would actually use it. The trees were the starting point, not the whole picture.
Before & after
“all I see is pine trees”
An interested buyer, standing on the hill before development.
Same hill. A different horizon.
The potential was there before the water was. The view tells the rest.

BeforeAfterThe view from the hill, before and after. Pine forest gave way to a lake-centered family and recreational property.

The story behind the work
The situation
An 800-acre tract with a view dominated by pine trees — and the potential for more than one kind of property.
Our approach
Split off, sold, and develop smaller mini farms, then develop the remaining 500 acres around a 20-acre lake for family and recreational use.
The outcome
Sold mini farms with their own next chapters, and a premier 500-acre family and recreational property with water at its heart.
